When a commercial HVAC system reaches the end of its useful life, replacing major equipment can require much more than simply disconnecting the old unit and installing a new one.
Recently, the Owens Companies team completed a chiller replacement at a senior living community in St. Paul, Minnesota. With the equipment located on an elevated mechanical area, the project required careful coordination between our HVAC team and a crane crew to safely remove the existing chiller and position the replacement equipment.
For a senior living facility, dependable cooling is especially important. That makes planning, scheduling, and minimizing disruption an important part of the job.
Removing the Existing Chiller
The first major step was preparing the existing equipment for removal.
Because of the chiller's location, conventional equipment-moving methods weren't an option. A crane was brought in to lift the unit from the mechanical area and lower it onto a waiting trailer.
The Owens team worked alongside the crane crew throughout the lift, helping guide the equipment and ensure it cleared the surrounding building, piping, electrical equipment, railings, and other obstacles.
Projects like this require coordination well before the crane arrives. Equipment dimensions, weight, access, rigging points, site conditions, and the sequence of the work all need to be considered before the first lift takes place.
Preparing for the Replacement Equipment
Once the existing chiller was safely removed, the team could prepare the site for the new system.
That includes verifying equipment placement and clearances along with the mechanical and electrical connections required for installation.
Careful preparation at this stage helps avoid unexpected problems once the replacement unit is lifted into position and allows the installation to move forward as efficiently as possible.
